We offer a friendly personal consultancy service with a real engagement from the very first meeting to ensure the briefing process is able to capture your aspirations and turn them into a real building.

Basic services include consultation and conceptual design options leading to a Planning Application or establishing Permitted Development rights

The standard traditional service will take your project through Building Regulations submission, tendering and construction on site with the Architect as Contract Administrator overseeing all stages of the project.

Alternatively, a 'Consultancy Only' service is increasingly popular to help guide you through the stages on a 'self-help' basis.

Services are typically broken down into sequential fee stages for any given project, 'without obligation' to proceed to subsequent later stages.

The stages are based on the RIBA Plan of Work 2013, but there is often a degree of overlap between the stages and these can be varied to suit the project. The point at which others such as an Engineer, Building Inspector and Contractor (the builder) are introduced can vary between stages 2, 3 and 4.



Typical stages of a traditional project:

Stage 1-2 Preparation/Concept Design : Site measurements, and developing initial idea(s) for comparison and feedback

Stage 3 - Planning Submission: Finalise preferred design and submit to Planning for approval or a Certificate of Lawfulness

Stage 4a -Initial Technical design : Detailed design and liaison with Structural Engineer for Building Control

Stage 4b- Technical design for procurement/Tender: Complete detail design and compile information for formal tender

Stage 5- Construction Phase: Analyse tender results, appoint contractor, act as Project Consultant during construction phase

The traditional format assumes the Architect will be involved at all stages of the project, but in practice many domestic appointments stop at Stage 3 or 4a whereafter a competent domestic builder carries the project forward.

To reflect this, a more basic 'Consultancy Only' service is also available to help guide you through the latter stages without the full traditional service.
